our factory and display centre is located in Brooklyn, just a 12 minute drive from the centre of Melbourne.
a member of the modscape team will be happy to show you through our display suites to help you get a feel for the space and benefits our houses can offer as well as to talk through your needs with you.

can I design my own modscape home?
absolutely! the modscape concept of individual bedroom, bathroom and living/dining/kitchen modules means that your home can be constructed exactly as you’d like it.
the floorplans on our website will give you some examples of the configurations available for homes with different accommodation needs but we know that each of our customers have their own unique requirements so the way you configure your own home is entirely up to you. – and our team will be happy to help you achieve the result you want

how long will it take to build and install my modscape home?
from the date of issue of the building permit, your modscape home will be built and installed within 12 weeks. Installation of the modules usually takes 1 day.

how do I know if I need a planning permit?
your local council will advise whether or not you need a planning permit. they will take into account heritage factors, the size of your block and the size of the home you are planning to have built.

can you obtain the planning permit for me?
yes, we can undertake the application for, and follow through to issue of, your planning permit on your behalf. there is a small additional cost for this service.

do I have to apply for the building permit or will you?
we do this for you. the cost of the permit is included in the cost of your home.

do I need to have my site specially prepared?
all modscape houses sit on a foundations system called ‘screw piles’ which generally reduces the need for significant site preparation. in some instances there will be a need for additional site preparation and this will have an associated cost however our modscape team will be happy to help you to address this need should it arise.

what are screw piles?
screw piling is a widely used foundation system and from an environmental perspective, has the least impact. it also minimises the need for expensive site preparation such as leveling.

do I need a soil report?
on most sites you won’t need a soil report. however, in a few instances, where soil types or conditions are either atypical or extreme, a soil report will be required.
the cost of the soil report is additional, however in the unlikely event it is required, we are happy to make arrangements for it on your behalf should you wish us to do so.

what materials do you use to construct your homes?
each modscape home is constructed from materials that are either recycled, reconstituted or sourced from sustainable supplies.
the steel used for the frame is when possible recycled, all timbers used are sourced from sustainable plantation forests, the flooring we use is reconstituted plantation bamboo and, for our internal walls, we use multiboard - a reconstituted product with greater strength, fire retardant and acoustic properties than plasterboard but with the same style of finish.

can I choose the finishes for my modscape home?
a range of finishes is available for you to choose from for most aspects of your home.
options are available for external cladding, roof shape, internal wall finishes, floor coverings, paint colours, benchtops, laminates, fixtures and appliances.

what heating and cooling options do I have?
heating and cooling requirements differ depending on location – this is why we have left the choice of heating and cooling up to you.

do I need to arrange for services to be connected to my modscape home?
unless your home is fully self sustaining, services will need to be connected once your home is installed. either you can arrange this or we can do this for you for an additional fee.

is a modscape home suitable for extreme climatic conditions i.e. alpine/desert regions?
definitely. because of the double skin insulation on the outer walls of each modscape home, their thermal properties makes them an ideal choice for extreme climatic conditions.
additionally, the range of claddings and finishes include fire retardant materials, window shutters and different roof pitches all of which are of significant benefit in extreme conditions.

can I have a modscape home in a remote location?
every modscape home has the capability of being fully self-sustainable so they are an ideal choice for remote locations. Accessibility to a remote location is the only factor to ensure your home can safely get to it’s destination.

are there security and insulation issues as a result of so much glass?
the glass used in our homes is both laminated and solar tinted – features which address the issues of security and insulation respectively.
in addition, all windows can be fitted with external lockable shutters allowing for complete security in your absence as well as providing extra protection on hot days and cold nights.

how much will I save in running costs by choosing a modscape home?
depending on design, your modscape home could have no running costs at all.
at the very minimum, as result of the way each module is insulated and serviced, you can expect to save at least 20 – 30% on your standard water and energy bills.

how much extra would it cost to have solar panels?
the additional cost for solar panels will depend on the size of your home and the number and type of appliances you have. for a standard 3 bedroom home you could expect the cost to be around $20,000.

how do you ensure your homes don’t crack when they are being transported?
all our homes are trucked to their destination complete and craned off the transporting vehicle directly onto your prepared site.
by undertaking the construction process in our factory as well as by using a full steel frame and high strength internal and external walls, we create a home for you that can withstand much greater stressors than would be possible with on-site construction.
rigorous testing procedures ensure that each home arrives at its destination in the same condition in which it left the factory thus ensuring the transportation process has no effect on the quality of the final product.

can I relocate my modscape home?
most definitely! part of the beauty of these homes is that they are fully transportable so, if you decide to change the location of your residence or holiday destination, you can take your house with you.

yes. because they are modular both in concept and design, our homes are extremely easy to add onto in the future. this means you can build what you can afford now and add to it both as time progresses and the need arises.

how is my modscape home so much better for the environment than other homes?
through a careful process of planning and design, every step of the construction and subsequent use of these homes has been considered in terms of it’s impact on the environment.
to start with, site preparation is minimal, meaning less disruption to flora, fauna and neighbouring areas and the screw piling technique we use means there is no need for earth moving or compacting.
having the construction take place in a factory rather than on-site minimises noise, rubbish, dust, and debris and maximises the quality of the final product; this means less repairs and re-work in years to come
all materials used in the construction of our homes are either recycled, reconstituted or sourced from sustainable supplies thus costing a minimum to the earth.
rainwater tanks are an optional feature of all our homes, as are options on solar hot water or solar/wind power, and the double skin of insulation means the ambient temperature of the homes is both more stable and less prone to extremes (thus requiring less heating and cooling).
and, finally, the appliances we use and recommend all have the maximum energy and efficiency ratings and are included in the price of the homes it’s easy to sleep well at night when you know your home is leaving the minimum footprint.

modscape itself doesn’t provide finance but we recommend our customers talk with Bendigo Bank, where interest rate discounts apply for environmentally friendly homes such as ours.

yes. regardless of where you are in Australia, we can build and install a modscape home for you – the only variable in the cost will be transport.
