step 3.
detail & document

site visit
our design team will make a mutually convenient time to visit your site. the site visit enables us to confirm council requirements, access, orientation, design and siting concepts and to ensure you receive the design that best integrates with the site.

review
our design team will finalise the concept design and establish what external reports such as feature surveys or geotech reports are required.

contract
modscape prepare and issue an HIA housing contract specifying all inclusions and exclusions. once the contract is signed and the 5% project deposit covering the design costs of your project is received, your project is ready to be submitted for Council approval.

document
detailed drawings are prepared to assist with planning and building applications.  this usually takes around 2 weeks.

finance
modscape are able to recommend a team of independent lending advisors to give clients a hassle free option for financing their project. ask us if you'd like to know more.

planning, reports & approvals
modscape can undertake the process of obtaining the required permits and approvals through Council on your behalf or you can obtain these yourself. this process can take anywhere from 3 months - 1 year depending on the site itself and the Council involved.

building permit
on receipt of the planning permit (if required), modscape will arrange a building permit using our building surveyor. this process generally takes around 2 weeks.

schedule
your project is booked into our factory program.

invest
travel expenses for site visits in excess of 150km from Brooklyn plus the first of 5 project payments (5% of total project cost). you will also need to allow for the payment of any site specific permits required by your Council and if modscape undertakes the planning process on your behalf there is a fee for this service. modscape pays for your building permit.
